What we actually find

The wiring in Austin, specifically

East of I-35 and in the older central neighborhoods, the pattern repeats: a service that was adequate in 1975, two-prong outlets with no ground, a sub-panel somebody added without a permit, and cloth-insulated conductors in the attic that crumble when you touch them. None of that is an emergency by itself. All of it matters the moment you want to add a heat pump, a charger or a kitchen.

In the newer builds — Mueller, the Riverside corridor, the condo conversions — the work is different. There the panel is fine and the problem is capacity planning: four tenants, one meter stack, and a landlord who needs the circuits separated properly and documented.

Austin also has more EV chargers per block than anywhere else we work, and more panels that cannot take one without an upgrade. We check capacity first and tell you the real number before anything gets mounted on the wall. If your panel will not take it, you hear that on the first visit, not after you have paid for half a job.

Permits and inspections

Austin is its own permitting authority. Most panel changes and new circuits are permitted through the City of Austin, and a service change has to be coordinated with Austin Energy before anything is disconnected. We pull the permit, we schedule the utility, and we are on site for the inspection. You do not call anybody and you do not sit at home waiting for a window we did not tell you about.
